Walnuts Shopping Centre Regeneration

Last Updated:
Wed, 15 July 2020

Walnut Shopping Centre owner's operating partner invite Orpington residents and businesses to share their problems, dreams and solutions for our town centre.

The regeneration of the Walnuts Shopping Centre represents an exciting opportunity to provide an improved range of facilities and much needed new homes, bringing
both high quality design and more vitality to the heart of Orpington town centre.

The shopping centre was bought last year by new owners Tikehau Capital and their operating partner is Areli Real Estate. Rob Tincknell from Areli has committed to working closely with the local community to shape the future.

He said, “ We are really excited that this is Orpington’s chance to respond to the challenges and create a more vibrant town centre, setting a benchmark. Over the coming months, we look forward to engaging closely with the local community to create a shared Vision.”

Have your say

The community planning process has restarted following the postponement of the planned Walnuts Community Planning Weekend last March and you are invited to share your problems, dreams and solutions for the town centre.

You can do this by CLICKING HERE to view the background exhibition and complete the online form by Friday 31 July 2020.

Next Steps

Comments will be assessed and summarised, then shared with the project team and fed back to the community over the summer.

By the end of the summer it is hoped a rescheduled Walnuts Shopping Centre Community Planning Weekend will take place, to create a vision for the shopping centre and its relationship with the wider town. There will be a range of ways for the community to participate and the latest Government guidelines on safety will be followed. More information will be available in the coming weeks.

Following the creation of the new Vision, Areli's plan will be to continue consulting with the community as proposals are worked up for the regeneration of the shopping centre, with the aim of submitting a planning application in 2021.

According to the News Shopper, this is a Property Development involving 2 x 24 storey blocks of flats, plus 2 x 19 storey and also 1 x 9 storey. Is this true that the Orpington College building will be dwarfed by contructions that will be over twice as high? Like Manhattan in the Walnuts?
There is no proposal to pedestrianise the High St, attract young people or provide more cycle lanes. If the Main Road is routed via Homefield Rise, Lych Gate Rd and via Dryden Way back to existing High St, there would be a reason to put shop frontages in Lych Gate Rd, Then the High St could be pedestrianised, have cycle lanes and cafes/bars could spill out to provide attraction to young. Then no need to go to unpopular high rise blocks of flats (unsuccessful since 60s) and instead develop some accommodation in a refurbished Walnuts and Uplands Roads, a bit more like was done in Orchard Grove - with low rise units.

Can someone point me in the right direction to find out where the plans are to show the additional parking for the new residents and business". And where the route would be for the vehicles if not going down the High Street?
Many thanks

Hi I am currently doing a geography project about the regeneration in College Square, Orpington that started back in 2016. I would like to know whether you think the plans have been achieved, and what is planned for the Square for 2020 and beyond.
Thanks
